Camp LeJeune Marines - Tax Credit Facts

Are you aware that under current law those serving in the military who buy their first home are not likely to be able to use the first time home buyers credit?

I work with military families relocating to Camp LeJeune, New River Air Station and The Naval Hospital at Camp LeJeune in Jacksonville, N C and this has been such a disappointment to these families.

Most military are only at a duty station for a short period of time and must sell the house they have purchased before the 36 month requirement in the current law is fulfilled--which means they are not eligible for the tax credit.

Finally, someone is looking out for our service men and women.

Our own North Carolina Representative, Walter B. Jones introduced language earlier in the year that has been written into the new law that would allow military personnel to retain the first time home buyer's credit if they need to sell their home within the first 36 months due to deployment or transfers.

There has been much written and reported regarding the new tax bill awaiting the President's signature but very little has been reported about how it affects members of the military.

Onslow County NC Summer Programs

Onslow County NC schools will soon close for the summer -- the last day for students is June 10. Kids are excited, parents have mixed emotions--happy for the kids, ready for a break from all the activities but worried about how to keep the kids busy and entertained.

Mom and Dad, don't let the kids sit inside watching tv or playing on the computer. There is another solution available and it is the Onslow County library's summer program. On Saturday, June 13 from 10 AM to 2 PM there will be a "Kickoff Carnival" featuring music, clowns and activities. A concert featuring Pauline Smith will entertain the entire family.

Kindergarten Registration in Onslow County NC

Yes, Mom it is almost time to register that little one for kindergarten. If your child will be five (5) years of age on or before August 31, 2009, he/she will be eligible to attend kindergarten. This is a new date effective for the 2009/2010 school year.

Onslow County North Carolina Home Buyers' Tax Credit

*Update - The tax credit expires December 1, 2009 - not December 31st as I first reported.

There is much confusion, misunderstanding and misinformation floating around concerning the tax credit for home-buyers that is included in the economic stimulus package.

My job is to provide information and assistance to those who are looking to buy a home in Hubert, Swansboro, Jacksonville and other areas of Onslow County, N C.

So let's break it down.

Who qualifies? The tax credit applies only to first-time home buyers and their principal residence.

What is a first time home buyer? Anyone who has not owned a principal residence for three years prior to buying a home.

How Much is the Tax Credit? The tax credit is 10% of the purchase price of the home - but cannot exceed $8,000.00

Does It Have to Be Repaid? The tax credit does not have to be repaid (the earlier $7,500 did have to be repaid)

Is There A Time Limit? Yes, the tax credit is available only to those who purchase a home between January 1 and December 31, 2009 *December 1, 2009.

Are there income limits? Yes. Single buyers must have an adjusted gross income of $75,000 or less to qualify for full credit. Married buyers - $150,000. However, those whose income exceed the limits may qualify for reduced credits.

Are There Other Conditions? Yes. Buyers must own their home for a minimum of three years to retain the credit--if buyers sell the home in less than three years, the government will demand the full repayment of the tax credit. (There may be some exceptions in cases of death or divorce)

Jacksonville North Carolina - Magnet Schools

There seems to be much confusion about Magnet Schools so perhaps I can shed some light on the subject.

A magnet school is "a public school with a specific topic to focus planning and instruction--all curriculum is sought to be taught through the specified focus of the school. Even though magnet schools have an instructional focus, these schools also teach the North Carolina Standard Course of Study".

A look at Onslow County NC's two magnet schools.

Elementary - Clyde Erwin Elementary Magnet School of International Studies and Cultural Arts is located in downtown Jacksonville, NC at 323 New River Drive. Area of focus - International Studies and Cultural Arts.
Middle - New Bridge Middle School, located in downtown Jacksonville at 401 New River Drive, focuses on science and technology.

Onslow County Magnet School facts -

There is no tuition
Open to all Onslow County students for application- Applications will be accepted February 9 through March 6, 2009. Applications are available at schools, Onslow County Central School System and online.
A lottery is held to select students in a random manner. The next lottery will be March 19 and will be held in the cafeteria at Jacksonville High School at 4 PM.

Housing Market Report Richlands NC

Last week we looked at the Swansboro/Hubert Housing market in Onslow County, North Carolina and discussed how it was fairing in the current real estate market.

This week, we are moving down the road to Richlands, a small, friendly town and outlying rural area which has been one of the more active residential areas in Onslow County in the past year. Military families relocating to Camp LeJeune have found this area very affordable and convenient.

Richlands, NC home prices have held pretty steady and sales have been relatively good.... but as in other areas, the number of days on the market has seen a dramatic increase. Compared to many residential markets, the Onslow County NC real estate market has remained for the most part, stable.

Snow in Hubert North Carolina

I know some of you think I've lost my mind but snow is exciting here--it is a rarity! This is the first measurable snow we've had in 5 years.

We loved watching it fall and blanket all the trees, bushes and grass making our yards a winter wonderland here in Hubert N C. We only got a couple of inches but in the South, that's enough to stop EVERYTHING and cause us to sit by the window and watch it fall.

By the end of the week, our temperatures will be back in the 60s so we'll enjoy the beautiful snow while it lasts, who knows when we'll see it again in Onslow County North Carolina.

Christmas - Hubert N C

We just celebrated Thanksgiving a couple of weeks ago and now we are quickly approaching Christmas.

What do these holidays mean to you and what message are you sending your children and/or grandchildren?

Was Thanksgiving all about a big meal and a day of football on tv at your house? Or was it a time to to pause and give thanks for all your blessings?

It is easy to be thankful for the good things, but we also need to give thanks for

Mistakes - they teach us valuable lessons

I believe a thankful heart will lead us in the right direction showing us where we need to spend our time, money and energy giving us the balance we need in our lives.

As a child I remember how the time between Thanksgiving and Christmas just dragged. It seemed more like months than days.

Now it seems we barely have time to put away the china and silver used for the Thanksgiving meal before it is time to get it out again for Christmas dinner.

It is easy to get caught up in a commercial Christmas---gifts, decorations, parties--- and forget the reason for the holiday.

Do our children understand why we celebrate Christmas? Do they think it is all about Santa and gifts or do they know the true meaning of Christmas?

I believe Christmas is a wonderful opportunity to remember and teach our children that

The fir tree - is a symbol of HOPE--the tree stays green all year--which illustrates the hope of mankind. Its needles point heavenward, showing us where to place our hope.

Star - The Star was the sign of fulfillment of God's promise - the birth of Jesus

Candle - A symbol that Christ is the light of the world and it is He that vanquishes darkness.

Wreath - Symbolizes the nature of love...... love is a continuous round of emotion and affection.

Santa - Represents generosity and goodwill toward our fellowman.

Gifts -"God so loved the world He gave his only begotten Son". Thanks be to God for his gift.

Candy cane - It represent the shepherd's crook which rescued his sheep. A reminder that we are our brother's keeper.

Angel - It was the angels that announced the news of the Savior's birth.

Bell - The sound of the bell brought lost shop back to the shepard. The bell symbolizes guidance and return.

I believe that if we take the time to reflect on the reason for the season and what it means to us and if we are truly grateful for the gift of Christmas, our priorities will fall into place.

Our hearts will guide us as to what we need to do to have the balance we need to manage our families, work, time and friends--our lives will have balance.

Camp Lejeune - Trees for Troops

The Christmas spirit was alive and well at Camp Lejeune Marine base yesterday.

In a joint effort the Christmas Spirit Foundation and FedEx with the assistance of the Camp Lejeune Single Marine program gave away 800 live Christmas trees at Onslow Beach to military families.

The Christmas Spirit Foundation donated the trees, FedEx transported them to Camp Lejeune and volunteers from Camp Lejeune’s Single Marine Program (including volunteers from Camp Johnson) and from U. S. Marine Corps Forces, Special Operations Command loaded the trees into the recipients' vehicles.

The Christmas Spirit Foundation is the charitable branch of the National Christmas Tree Association which donated approximately 16,000 trees this year to troops and their families around the world.

"The foundation is about enhancing the spirit of Christmas," said Pam Helmsing, executive director of the National Christmas Tree Association. "It is just a chance to say ‘thank you' to our troops, and ‘Merry Christmas."

FedEx Freight donated about 51,000 miles to get the trees to their destinations according to Jim Mowrer, service center manager for FedEx Freight in the Wilmington area.

My heart is warmed by the generosity of the Christmas Spirit Foundation, FedEx and the Camp Lejeune Marines.

Thank you for remembering our troops and their families in such a special way during the Christmas season.

The Nutcracker in Swansboro NC

The Christmas season got off to a wonderful start this past weekend when the White Oak River Dance Company, (Swansboro Dance Studio in Swansboro N C) presented The Nutcracker.

Perhaps you are not familiar with the Ballet. It is based on the story "The Nutcracker and the King of the Mice" by E.T.A. Hoffman. The story is about a young, German girl who dreams about a Nutcracker Prince and a Mouse King with seven heads.

The talented White Oak River Dance Company dancers, beautiful costumes, enchanting sets and magical, festive music provided an enchanting evening of entertainment.

I want to thank all the dancers, choreographers, set designers, costume designers, stage hands, parents and anyone who had a part in the Ballet for all they did to bring this incredible production to Swansboro, North Carolina.

Impressive, Affordable Gifts!

We are on the countdown to the holiday season and the time is going quickly. If you have not started thinking about holiday gifts for your clients, associates and friends, it is time to do so.
This is an easy, affordable, impressive and delicious gift you can make with minimal time and effort. But..........you must get started very soon.

Kahlua (Coffee Liqueur)
1 1/2 cups instant coffee granules
3 cups boiling water
6 cups sugar
1 vanilla bean (or 3 teaspoons pure vanilla)

1 fifth vodka (can be the cheap stuff, doesn't matter)

Dissolve coffee granules in boiling water, add sugar and vanilla bean (or pure vanilla). Allow to cool. Add vodka. Pour into a gallon container, seal with a cap and let stand 30 days to ripen before using*. Yield: 1/2 gallon. (I usually make 2 or 3 batches)

Pour into decorative bottles. (these can be found at Dollar Tree, WalMart or you can save wine bottles and corks to use)

Add a personal label. I like to to put one on the front and back. On the one on the back I state "delicious in after dinner coffee, over ice cream, or as replacement for coffee in any recipe" --i.e mocha butter cream frosting"

I also make Amaretto and Fruit Cordials (raspberry is my favorite). If you are interested in any of the recipes for those, let me know and I'll send them to you.

*UPDATE - I should have posted this last month so you could have made it and let it ripen for the 30 days before giving the gift. However, I see no reason why you could not go ahead and put in the decorative, sealed bottles to age. I would use vanilla, not vanilla bean if I were going to do this way and be very sure all ingredients were well mixed. I would put a "do not open before date note" on it.

DISCLAIMER: I've never done it this way but I see no reason why it would not work just as well (I'm big on trying alternate methods/ingredients, etc.)

Onslow County School-Teacher/Parent Conferences

Can you believe it is the end of the first grading period? Yes, the first grading period ended October 29 in Onslow County NC schools. Report cards go home on November 5.

No matter how your child is performing, you will want to schedule a Parent/Teacher conference. There are some guidelines to follow that will help you prepare and make the most of the conference:

 Schedule the conference
 Make a written list of what you want the teacher to know about your child
 Write down any questions/concerns you have

Waterfront Home in Hubert, NC---And A Dock?

So you bought a beautiful, new waterfront home in Hubert N C on Queens Creek, the furniture has been moved in, you've unpacked and the family is pretty much settled into a new life and routine in your lovely new Hubert N C home.

You've visited the schools that the kids will be attending in Swansboro which are only about a 10 minute drive from the neighbhorhood and all are pleased with that as it means everyone gets to sleep a little later on school days. And there's the Day Care center for the little ones, Mom is pleased and comfortable with it.

The restaurants and shops on the waterfront in Swansboro are all and more than you anticipated. The boutiques and gift shops will provide hours of entertainment and shopping pleasure especially for Mom and the girls. You can't wait until your "inland friends" visit so you can take them to one of the local restaurants for some of the fabulous local crab, shrimp, clams and fish.

Dad's commute to Camp LeJeune Marine Base is short and convenient, that makes him happy. The airport and interstate highway is a short drive away which makes out of town trips easy.

So what's missing? Oh, I bet I can guess.........a boat and boat dock. Sorry, I can't help you with the boat but I do have some very important information about the boat dock. Hold on don't order the lumber and nails yet. Before you start construction, you must have a permit. Actually, you probably will need two permits.

So where do you begin and what do you need to do? Your first stop should be the Onslow County Building and Planning Department. It is located at 118 Old Bridge St. in Jacksonville. The staff is very knowledgeable and helpful and will answer your questions and assist you in making the necessary applications. A CAMA (Coastal Area Management Act) permit is required for most any type of activity that occurs over and/or in any body of water in the 20 North Carolina counties regulated by CAMA. Hubert NC - Kingsbridge on Queens Creek Neighborhood Party

I live and work in a wonderful neighborhood in Hubert NC located very near Camp Lejeune Marine Base in Jacksonville. It sits on the banks of picturesque Queens Creek and is home to some of the nicest and friendliest people you'll ever meet.

There are actually two adjoining subdivisions, Kingsbridge on Queens Creek and Kingsbridge II and a new one now under construction Kingsbridge Estates.

This past Saturday these two subdivisions joined forces and held a block party. It was a great time for neighbors to relax, catch up, eat some delicious food and enjoy each other.

The neighborhood organizers went all out. The street was blocked off, there was a tent, lots of games for the kids and food, boy was there food!

There was Eastern North Carolina barbecue (if you've never had Eastern North Carolina barbecue pork, you've missed out on a real treat!) I know about Texas, Tennessee and even other North Carolina barbecue.... but my friends believe me when I tell you Eastern North Carolina barbecue is the BEST!

The side dishes of coleslaw, potato salad, pasta salad, deviled eggs and others which I can't recall at the moment were all delicious thanks to the wonderful neighborhood cooks.

The desserts! Wow, what a marvelous array of cakes, pies, brownies and cookies there were. Who could resist? Yummy!

Some of us might have skipped the Monday morning weigh-in as a result of the party.

The kids had a blast with the dunking machine, moon bounce and Miss Priss, the clown, was there painting faces, making balloon animals and providing great entertainment for the kids. There were no bored kids at this party.

I heard many say that they hoped this would become an annual event and I agree. It was fun to hang out with the neighbors, soak up some rays,chow out and chill out.

Does this sound like like a neighborhood you would enjoy living in? It has everything you are looking.....convenience, lovely homes and home sites, great neighbors and it is affordable.

NC Colleges Offer Military Incentives
North Carolina is a military friendly state as declared by our General Assembly.

North Carolina state schools, universities and community colleges offer in state tuition to active military, their spouses and children.

If you have a college age child or plan to continue your education, this is wonderful news and a golden opportunity. We have excellent and nationally ranked colleges and universities in North Carolina. Perhaps you are familiar with some of them Duke University, Wake Forest University, The University of North Carolina at Chapel Hill and Davidson College to mention a few.

The difference between in state tuition and out of state tuition is huge and certainly means a big savings for military families. What a bonus for you and your college student.

The NC National Guard provides excellent opportunities to its members by paying all tuition and fees and a text book reimbursement. To learn more about this program visit the NCNG website.

North Carolina also has a program called TTT (Troops to Teachers) which offers excellent incentives to assist eligible military personnel in training to teach in targeted schools in North Carolina.

This program is a win/win program for North Carolina schools and military personnel who aspire to a teaching career. A veteran brings much life experience,knowledge and different prospective to the classroom which the state of North Carolina believe will enhance the education of students and impact them in a positive way.

The state also encourages military personnel nearing retirement to consider North Carolina as a permanent residence and for those who choose to do so, North Carolina offers educational benefits.

Many veterans, after serving at North Carolina military bases such as Camp Lejeune Marine Base in Jacksonville, North Carolina choose to make North Carolina their home. For those who choose to do so, the state has very attractive educational incentives for these veterans to continue their education in North Carolina schools.

Get Hooked on Hubert, Swansboro NC Climate

I have it from very good sources that many of you are planning a move in the near future to Eastern North Carolina and more specifically Onslow County, perhaps Swansboro, Hubert or Jacksonville.

The reason for the move varies from person to person and family to family

PCS relocation orders to Camp Lejeune Marine base or New River Air Station

Retirees looking for a warmer climate and year round activities

Job relocation

Desire to be near family or friends

Whatever your reason for moving here.....once you arrive, you will not want to leave.

The weather here is delightful. We have four distinct seasons and our winters are usually very mild with little or no snow, sleet or ice. This chart shows the average lows and highs for each month.

Outdoor activities, especially water related activities are a way of life here.....many of which may be enjoyed pretty much year round.

January and February are the months when we have our coldest weather but it is not unusual to have January and February days when the temperatures are in the high 60s and low 70s.

The sunrises and sunsets over the water are breathtaking during this season and walks on the deserted beaches are relaxing and invigorating.

Fishermen and fish lovers look forward to the catches of trout, sea bass, grouper, snapper, bluefish, oysters and clams.

By the end of March, temperatures are routinely reaching the high 70s and everyone begins preparing their boats for skiing, pleasure boating and more fishing.

Fish catches during March include Grouper, sea trout, sea bass, bluefish, croaker, snapper, oysters, clams, king mackerel and some yellowfin tuna.

April brings the beach home owners from Raleigh, Greensboro,Wilson, Goldsboro, Kinston and other North Carolina towns anxious for the arrival of summer.

Restaurants, motels, rental agencies and retail businesses begin to gear up for the busy summer and visitors.

Easter is the official beginning of Summer on the coast of North Carolina no matter what the calendar says or what the temperature may be.

The catch of the day might include: Bluefish, channel bass, grouper, snapper, croaker, sea trout, sea mullet, some king mackerel, some oysters, clams or tuna.

May....the tourist have not yet arrived in full force but the weather is warm and the beaches are beautiful and uncrowded, perfect for lazy days on the beach with a good book.

Fishermen are bringing in catches of King mackerel, bluefish, grouper, flounder, cobia, tuna, shark, sea mullet, crabs, soft crabs, blue marlin, sea bass, wahoo, dolphin and Spanish mackerel. Some of these varieties are not for eating.

June means the kids are out of school for the summer. Local teenagers are working in the restaurants, gift shops, marinas and construction all the while anticipating the end of the day so they can hit the beach for surfing, swimming and fun with friends.

Families from all over North Carolina and adjoining states arrive for their annual beach vacation to soak up the sun and all the activities and events of the area.

So what about fishing in June? Blue marlin, white marlin, sailfish, dolphin, wahoo, cobia, king mackerel, bluefish, tuna, summer flounder, snapper, grouper, Spanish mackerel, shark, crabs and soft crabs. Again some of these are sports fish and not for human consumption.

If you've never eaten soft shell crab, it is time to try this delicious delicacy. You'll find them on the menu at most all seafood restaurants....just remember they are only available for a short period of time during the year.

By July, the summer is in full swing and the tourists, vacationers and week-enders continue to enjoy our beautiful beaches and surrounding waterways fishing, crabbing, digging clams, shelling, swimming, boating and walking on the beach.

Fourth of July celebrations are much anticipated and attended with each town celebrating in their own, unique way. But of the course, the biggest and best celebration is at Camp Lejeune Marine base. The Marines know how to celebrate our country's birthday and it is a day long party with something for everyone.

August is our hottest month of the year but with the breeze off the water, we do not get as hot here as the inland areas. The water and our proximity to the Gulf Stream keeps our temperatures more constant.

Fishing is not quite as good during July and August but the catches are pretty much the same as June.

September, October and November is Fall at the beach and it just does not get any better than that.

Residents often proclaim Fall is the best time of the year. No more lines at the restaurants or shops, kids are back in school so the beaches are not as crowded and fishing is at its best!
Add flounder, spot and speckled trout to the list of fish to be caught.

December is beautiful on the coast and more and more people are booking houses for their family Christmas celebration on the coast. Events like "An Evening of Candlelit Shopping" and "Christmas Skate in Jacksonville, NC" keeps everyone entertained and busy.

And there is definitely no better way to get some needed exercise after that huge Christmas dinner, than a brisk walk on the beach!

I hope this gives you an overview of our weather and what to expect when you arrive in our beautiful part of the world.

What it appraised for last year
How much the repairs and new paint job cost you
What the upgrades cost
That you replaced all the carpet
That you have spent thousands of dollars establishing a lawn
What the tax office shows as the tax value
Your personal situation

The only way to price your home so that it is competitive and will sell is by comparing it to recent sales (no more than 90 days ago) in your area taking into consideration size, age and features.

You see, there are quite a lot of homes for sale in Hubert, Swansboro and the Onslow County NC area. Buyers expect everything to be in good repair, freshly painted and the lawn established.

I need you to understand Mr and Mrs Seller that if we overprice your home, Buyers will just move on to the next one. After-all, there is probably another about the same size, age and with pretty much the same features as yours for sale pretty close by, perhaps just down the street.

Swansboro North Carolina Library Events

Hello Swansboro and Hubert N. C Neighbors,

Do you know what is going on at your library? If not you and your children are missing out on the opportunity to participate in some excellent programs and activities.

The Swansboro library may not be large in size but for what it lacks in size, it makes up for in enthusiasm and passion. Keep in mind that it is a branch of the Onslow County Public Library System and has access to all of the resources of the system.

There are events for children, teens and adults. Some are weekly and others are special one time events.

Mother Goose Time – Thursday 10 to 10:30 AM

A weekly program for children up to 3 years with their caregivers. Rhymes, music and songs provides entertaining stimulation story and play time

Pre-School Story Time – Tuesdays 11 to 11:30 AM

A weekly story time for children 3 to 5 years without their caregivers. An opportunity for children to discover the wonderful world of books and experience independence.

Kids Creation – 1^st Thursday of each month – 4:30 to 5:30 PM.

An hour of after school entertainment for school age children includes books, stories and activities.

Let’s Talk About It – Thursday , March 6 at 7 PM

An adult discussion time featuring the children's books Dragonwings by Lawrence Yep and The Giver by Lois Lowry. Call or stop by the library to pick up copies of the books.

Celebrating Diversity Month and Month of the Military Child, the Onslow County Public Library invites school age children to meet Major Lee Suttee, former USMC Civil Affairs Chief in Ramadi, Iraq, to experience Iraqi culture as well as ask questions.
Many of the community children are from Camp Lejeune military families who have or have had a parent in Iraq.
Though they may not voice their questions and concerns, these children have many unanswered questions about the place their parent is or has been. This is a marvelous opportunity for them to learn more about Iraq, its people and culture.

Hubert, NC in Onslow County - Information

Hubert, North Carolina is a marvelous place to live and raise a family. The climate is mild, the area is surrounded by beautiful waterways which provide wonderful water related activities, the beaches are clean and uncrowded and it is convenient to an airport, an interstate highway and Camp Lejeune Marine base.

Did I mention vegetation? Our mild climate and growing season is conducive to growing beautiful vegetables and plants including POISON IVY

Are you familiar with poison ivy? It is an innocent looking plant that seems to make its way into the most unlikely areas.

Poison ivy consist of 3 leaves with the middle leaflet having a much longer stalk than the two sides ones. The leaflets can be smooth or toothed and can vary tremendously in size from less that 1/2 " to over 2".

It climbs, creeps and can grow into a bush. Poison ivy can be deceptive because in different seasons, it takes on different colors.

In the spring when poison ivy makes its appearance the leaves are a reddish color
Come summer the leaves turn green
And in the fall they become shades of yellow, orange or red

Living in this area, it is smart to learn and recognize poison ivy. It is the most common allergy in the country with half of the population sensitive to the "urushiol oil" of the plant. The oil is extremely potent and only 1 nanogram (billionth of a gram) is need to cause a rash. Only 1/4 ounce of urushiol is needed to cause a rash in every person according to the Poison Ivy organization.

There are many remedies--home remedies, over the counter products, prescription drugs and injections. Studies show that everyone seems to react slightly differently to the remedies and while one may be the miracle cure for one person, it may offer very little relief for another.

My advice -- learn to identify poison ivy, keep your distance and if you do make contact with it....wash the area very thoroughly with hot, soapy water as soon as possible.

Another tip - Make sure to clean all garden tools thoroughly that may have come in contact with poison ivy, the oils can remain on the tools for a long time and infect someone later.

At Home in Hubert, North Carolina Waiting, Waiting

Well here we sat all day yesterday, watching and waiting for it to happen. The weatherman had promised us the cold rain would turn to snow. We believed him. But once again, we were misled. It rained and rained but no snow flakes.

The children had their boots, coats and gloves setting by the door with high hopes of building a snowman, making snow angels, throwing snowballs and perhaps even sledding down the driveway on a garbage can lid.

Darkness came and hope was put on hold for another day.

The light of morning revealed that once again residents in Onslow County had not received any of the long awaited and much anticipated snow.

How many more opportunities will we have this winter season? It's a game of wait and see but we can always hope.
